Property tax rates across Canada
Among the 153 municipalities we cover, Brandon has the highest total residential property tax rate (3.3220% of assessed value) and West Vancouver the lowest (0.3239%). The biggest rate increase in 2026 was in Mission (+10.9%).
How this ranking works
The total residential tax rate (municipal, education or school, and regional or other levies applied to assessed value) in each city's latest confirmed year, converted to a percentage of assessed value so provinces that use mills or dollars per $100 can be compared. A low rate does not mean a low bill: the bill is assessed value × rate, and assessed values differ widely between cities and provinces. Manitoba taxes residential property on 45% of assessed value, so its rates apply to a smaller base. Methodology
