Mississauga compared with other Ontario cities
Compare two citiesMississauga's total residential rate of 1.0879% is below the 1.4606% average of the 60 Ontario municipalities we cover. A lower rate does not always mean a lower bill: tax = assessed value × rate, so cities with high home values often have lower rates.

Your assessment in Mississauga
How assessment works in OntarioAssessed by: MPAC (Municipal Property Assessment Corporation). Valuation date used for 2026 taxes: January 1, 2016.
The City does not set assessed values. Disputes go to MPAC or the Assessment Review Board (ARB). Residential owners must first file a Request for Reconsideration (RfR) with MPAC. The RfR deadline for each taxation year is printed on your Property Assessment Notice; MPAC states the RfR deadline is March 31 of the 2026 property tax year. After an RfR, the ARB appeal deadline is 90 days from the date MPAC notifies you of the RfR outcome. MPAC states that 2026 assessments continue to be based on fully phased-in January 1, 2016 current values. Tax adjustments for specific events (for example demolition, damage, vacancy or a change in class) are made under Municipal Act s.357 (deadline: last day of February of the following year) and s.358 (previous two years; deadline December 31). The fee is $30 per application, except for sickness or extreme poverty applications.
