New 2026-2027-2028 assessment roll. 2026 is the first year Mirabel sets separate residential sub-category rates. Houses (1 to 2 dwellings) pay 0.317 $ / 100 $ in total municipal property tax, which the City's 2026 budget (Annexe 1) splits into 0,267 general + 0,050 special debt tax. Other sub-category totals from the City's 2026 rate sheet (general / debt from the budget): immeubles résiduels de référence 0.327 (0,275 / 0,052), 3 à 5 logements 0.339 (0,285 / 0,054), 6 à 9 logements 0.390 (0,328 / 0,062), 10 à 49 logements 0.405 (0,341 / 0,064), 50 logements et plus 0.418 (0,352 / 0,066). The water charge is 292 $ per dwelling unit (not a rate on value). Tax bills under 100 $ carry a 25 $ charge. The comparative factor is 1.00. MAMH 2026 data show TFG résiduelle 0.2750 and debt 0.0520, which match the 'résiduels de référence' sub-category; MAMH has no separate field for the 1-2 dwelling sub-category. School tax (taxe scolaire) uses the single Québec-wide rate for the school year beginning 1 July of this tax year, applied to the uniformized adjusted value with the first 25 000 $ exempt; it is billed by the school service centre, not by the City.
Rates as published for the residential class. Bills can also include fixed charges, local improvement levies and utility fees that are not based on assessed value.

Compare two citiesMirabel's total residential rate of 0.3960% is below the 0.7228% average of the 35 Quebec municipalities we cover. A lower rate does not always mean a lower bill: tax = assessed value × rate, so cities with high home values often have lower rates.

Your assessment in Mirabel
How assessment works in QuebecAssessed by: Ville de Mirabel – roll prepared by the external firm LBP Évaluateurs. Valuation date used for 2026 taxes: July 1, 2024.
2026 is the first year of a new assessment roll (City Budget 2026); the previous roll covered 2023-2024-2025 (City Budget 2023), and LFM art. 14 makes each roll cover three consecutive fiscal years, so the new roll covers 2026-2028. Under art. 46 of the Loi sur la fiscalité municipale, values reflect market conditions on 1 July of the second fiscal year before the roll's first year, i.e. 1 July 2024. To contest, file the City's demande de révision form with the Service de trésorerie (14111, rue St-Jean, Mirabel, QC J7J 1Y3) with supporting documents and the non-refundable fee: 93,20 $ (value up to 500 000 $), 372,60 $ (500 001 $ to 2 000 000 $), 621,10 $ (2 000 001 $ to 5 000 000 $), 1 242,50 $ (over 5 000 000 $). After the roll is deposited and a notice is sent, the deadline is the later of: before 1 May following the roll's coming into force, or 60 days after the notice was sent (120 days for a unit valued at 3 000 000 $ or more if the deposited roll is not posted on the City's website within 60 days of its deposit).
