Maple Ridge compared with other British Columbia cities

Compare two cities

Maple Ridge's total residential rate of 0.4536% is below the 0.4794% average of the 28 British Columbia municipalities we cover. A lower rate does not always mean a lower bill: tax = assessed value × rate, so cities with high home values often have lower rates.

Your assessment in Maple Ridge

How assessment works in British Columbia

Assessed by: BC Assessment. Valuation date used for 2026 taxes: July 1, 2025.

BC Assessment values property at market value as of July 1 of the previous year (2026 assessments: July 1, 2025). To have an assessment independently reviewed, file a Notice of Complaint (Appeal) to the Property Assessment Review Panel (PARP); the usual deadline is January 31. BC Assessment states the 2026 deadline was February 2, 2026 because January 31, 2026 fell on a weekend. The second level is the Property Assessment Appeal Board (PAAB), deadline April 30; a PARP complaint must be filed first.

Rebates, credits and programs in Maple Ridge

All British Columbia programs

These programs are run by the city or the province. Eligibility is decided by the organization that runs each one; follow the links for the official rules.

  • Home Owner Grant

Provincial grant that reduces property tax on a principal residence; owners apply to the Province each year (online or 1-888-355-2700), not to the municipality, and should apply by the tax due date to avoid penalty. The 2026 grant threshold is $2,075,000; the grant is reduced by $5 for each $1,000 of assessed value over the threshold. Higher 'additional grant' for seniors, veterans and persons with disabilities. After the Province receives a claim it may take 3-4 business days to show on the City tax account. Run by Province of British Columbia (applications go to the Province, not the City).

  • BC Property Tax Deferment Program

Provincial loan program that lets eligible B.C. homeowners defer current-year property taxes. For taxes deferred for 2026 and later years, compound interest is charged (simple interest for 2025 and earlier). Apply to the Province by the tax due date. The City notes that to avoid penalty, owners must also claim any Home Owner Grant and pay the Total Utility Services amount on the notice (and any prior years' outstanding taxes) by July 2, 2026. Run by Province of British Columbia.

  • Tax Instalment Prepayment Plan (TIPP)

Prepay next year's property taxes by automatic withdrawal: 10 monthly payments (August to May, on the 1st) plus any balance on the due date, or due date only. Sign up any time; continues until cancelled in writing. Run by City of Maple Ridge.

  • Home owner grant

The B.C. home owner grant reduces the property taxes owners pay on their principal residence. For 2026 the full grant is available on properties assessed at $2,075,000 or less, with a higher additional grant for seniors, veterans and people with disabilities.

  • Low income grant supplement for seniors

A B.C. supplement for low-income seniors whose home owner grant is reduced or eliminated because their home is assessed above the $2,075,000 grant threshold. Most recipients get a cheque for $845 ($1,045 in a northern or rural area) for 2026.

  • Property tax deferment program

B.C.'s property tax deferment program is a provincial loan that pays an eligible owner's current-year property taxes, secured by a lien on the home. Taxes deferred for 2026 and later carry compound interest at prime plus 2%, 6.45% throughout 2026.

Other property taxes in Maple Ridge

  • Speculation and vacancy tax (provincial) in force 2026

Administered and collected by the Province, not the municipality.

  • B.C. speculation and vacancy tax

The speculation and vacancy tax is an annual provincial tax on residential property in designated areas of B.C., based on how each owner used the property during the year and on the owner's residency and income.
