Compare two cities

Guelph's total residential rate of 1.4944% is above the 1.4606% average of the 60 Ontario municipalities we cover. A lower rate does not always mean a lower bill: tax = assessed value × rate, so cities with high home values often have lower rates.

Your assessment in Guelph

How assessment works in Ontario

Assessed by: MPAC. Valuation date used for 2026 taxes: January 1, 2016.

Property assessments for the 2026 property tax year continue to be based on January 1, 2016 assessed values (MPAC). Owners who disagree with their assessed value or classification can file a free Request for Reconsideration (RfR) with MPAC; the deadline for the 2026 property tax year is March 31, 2026 (the deadline for each taxation year is printed on the Property Assessment Notice). After the RfR, an Assessment Review Board appeal can be filed within 90 days of MPAC's RfR decision. The City accepts applications for cancellation, reduction or refund of taxes under sections 357/358 of the Municipal Act (e.g. fire/demolition, gross and manifest error, sickness or extreme poverty) by February 28 of the next tax year ($50 fee except sickness/extreme poverty).
