Vancouver compared with other British Columbia cities

Compare two cities

Vancouver's total residential rate of 0.3363% is below the 0.4794% average of the 28 British Columbia municipalities we cover. A lower rate does not always mean a lower bill: tax = assessed value × rate, so cities with high home values often have lower rates.

Your assessment in Vancouver

How assessment works in British Columbia

Assessed by: BC Assessment. Valuation date used for 2026 taxes: July 1, 2025.

BC Assessment's assessment notice (mailed in January) shows market value as of July 1 of the previous year (July 1, 2025 for 2026 taxes). To dispute, file a written notice of complaint with the assessor for a Property Assessment Review Panel (PARP) by January 31 of each year; BC Assessment states that for 2026 this deadline was extended to February 2 because January 31 fell on a weekend. A PARP decision can be appealed to the Property Assessment Appeal Board by April 30.

  • Targeted land assessment averaging

Phases in tax increases for Class 1, 5 and 6 properties whose taxable value rose more than a Council-set threshold: City and other authorities' taxes are calculated on the average of current and prior four years' assessed land value plus current improvement value, limited to the threshold. 2026 Class 1 threshold: 3.99628% (approved March 10, 2026). The main tax notice shows a taxable land value different from the assessed land value when averaging applies. Run by City of Vancouver.

  • Home owner grant

Provincial grant that reduces property tax on a principal residence; for 2026 it had to be claimed by July 3, 2026 to avoid the 5% penalty, and may be claimed once the main tax notice is received. Run by Province of BC (applications through the Province's online system since 2021).

  • Property tax deferment

BC government loan to pay property taxes; the City says the deferment application or renewal must be completed by the main tax due date (July 3, 2026) to avoid a 5% penalty. Not available for the Empty Homes Tax. Run by Province of BC.

  • Home owner grant

The B.C. home owner grant reduces the property taxes owners pay on their principal residence. For 2026 the full grant is available on properties assessed at $2,075,000 or less, with a higher additional grant for seniors, veterans and people with disabilities.

  • Low income grant supplement for seniors

A B.C. supplement for low-income seniors whose home owner grant is reduced or eliminated because their home is assessed above the $2,075,000 grant threshold. Most recipients get a cheque for $845 ($1,045 in a northern or rural area) for 2026.

  • Property tax deferment program

B.C.'s property tax deferment program is a provincial loan that pays an eligible owner's current-year property taxes, secured by a lien on the home. Taxes deferred for 2026 and later carry compound interest at prime plus 2%, 6.45% throughout 2026.
