When Yellowknife property tax is due and how to look up your bill

2026 due dates

  • March 31, 2026
  • August 31, 2026

Two bills a year. The interim bill is mailed at the end of January and is 50% of the previous year's municipal and education levies; the 2026 interim taxes were due March 31, 2026. The final tax notice is mailed at the end of June for the remaining balance; it was due August 31, 2026. Alternatively, the interest-free pre-authorized tax installment plan takes 12 automatic withdrawals on the last business day of each month: January to June at 1/12 of the previous year's taxes, July to December at 1/6 of the balance on the June bill. Overdue charges must be paid before enrolling, and the plan is discontinued if other charges (such as unpaid utilities) are added to the tax account or a payment bounces.

Late payment: Accounts not paid by the due date are charged 1.8% per month until the taxes are paid in full. Unpaid taxes and penalties from previous years are also charged 1.8% on the first day of every month. Taxes unpaid as of December 31 are published in the local newspaper and collection costs are added.

Your assessment in Yellowknife

How assessment works in Northwest Territories

Assessed by: City of Yellowknife (City assessor; values follow standards set by territorial legislation and a territorially regulated building assessment manual).

Assessment notices are mailed at the beginning of January. Complaints must be filed in writing with the Registrar of the Board of Revision (P.O. Box 580, Yellowknife, NT X1A 2N4, or [email protected]) within 45 days of the mailing date on the assessment notice. Complaints can be made against the assessment only, not against taxes, and taxes stay due by the due date. If the owner disagrees with the Board's decision, it can be appealed to the territorial Assessment Appeal Tribunal and finally to the Supreme Court of the Northwest Territories. For 2026, land values reflect 100% of market value for the 2024 base year and building values reflect typical depreciated replacement costs for 2025 (2025 General Assessment).
