How assessment works in Ontario

Assessed by: MPAC (Municipal Property Assessment Corporation). Valuation date used for 2025 taxes: January 1, 2016.

MPAC states that 2026 property taxes are based on January 1, 2016 current values because the province-wide reassessment was postponed. Owners of residential, farm or managed forest property who disagree must first file a Request for Reconsideration (RfR) with MPAC; MPAC gives a deadline of March 31 of the 2026 property tax year. If still not satisfied, they may appeal to the Assessment Review Board (ARB).
