Règlement no 1875: 'Le taux particulier de la taxe foncière générale de la catégorie résiduelle est fixé à 0,4736 $ par 100 $ de la valeur portée au rôle d’évaluation' (+4.30%). The résiduelle category mainly covers residential buildings of fewer than six dwellings, cottages and mobile homes; sous-catégorie 6 logements ou plus: 0,6313 $. The City's comparison shows the average single-family home (588 200 $) paying 2 785.87 $ foncière générale + 275.00 $ water = 3 060.87 $ in 2026. The water tariff (tarif d'eau) of 275,00 $ per dwelling unit is a flat charge, not a rate on value. The City notes that sector taxes (taxes de secteurs) must be added where applicable; these apply only to some areas and are not included here. School tax: Single province-wide rate; billed separately by the Centre de services scolaire des Trois-Lacs (or, for English-board taxpayers, the Comité de gestion de la taxe scolaire de l'île de Montréal) for the school year beginning July 1. Applies only to the uniformized adjusted value above the first 25 000 $, so it cannot simply be added to the municipal rate.
