Langford compared with other British Columbia cities

Compare two cities

Langford's total residential rate of 0.5335% is above the 0.4794% average of the 28 British Columbia municipalities we cover. A lower rate does not always mean a lower bill: tax = assessed value × rate, so cities with high home values often have lower rates.

Your assessment in Langford

How assessment works in British Columbia

Assessed by: BC Assessment. Valuation date used for 2026 taxes: July 1, 2025.

BC Assessment values property as of July 1 of the previous year (2026 assessments: July 1, 2025) and mails assessment notices in December. To have an assessment independently reviewed, file a complaint (appeal) to the Property Assessment Review Panel (PARP); the usual deadline is January 31, and BC Assessment states the deadline for 2026 assessments was February 2, 2026 because January 31, 2026 fell on a weekend. The second level of appeal is the Property Assessment Appeal Board (PAAB), deadline April 30; a PARP complaint must be filed first.

  • Home Owner Grant

Provincial grant that reduces property tax on a principal residence; must be claimed each year before July 2, 2026 to avoid penalty on that portion (online or 1-888-355-2700), using the jurisdiction and roll number on the tax notice and a Social Insurance Number. The 2026 grant threshold is $2,075,000, reduced by $5 for each $1,000 of assessed value above it; a higher additional grant exists for seniors 65+, persons with disabilities and certain veterans' surviving spouses. The Speculation and Vacancy Tax declaration is not a grant claim. Run by Province of British Columbia (applications through eTaxBC; not accepted at Langford City Hall).

For taxes deferred for 2026 and later years compound interest is charged (simple interest for 2025 and earlier). Run by Province of British Columbia (Ministry of Finance; applications through eTaxBC, not at City Hall).

  • Low income grant supplement for seniors

A B.C. supplement for low-income seniors whose home owner grant is reduced or eliminated because their home is assessed above the $2,075,000 grant threshold. Most recipients get a cheque for $845 ($1,045 in a northern or rural area) for 2026.

  • Property tax deferment program

B.C.'s property tax deferment program is a provincial loan that pays an eligible owner's current-year property taxes, secured by a lien on the home. Taxes deferred for 2026 and later carry compound interest at prime plus 2%, 6.45% throughout 2026.
