Lakeshore compared with other Ontario cities

Compare two cities

Lakeshore's total residential rate of 1.4373% is below the 1.4606% average of the 60 Ontario municipalities we cover. A lower rate does not always mean a lower bill: tax = assessed value × rate, so cities with high home values often have lower rates.

Two bills a year, four instalments. The Interim bill is mailed in January (by the end of January) with the first two instalments; it is based on the prior year's tax rate and current assessment and represents approximately 50% of the prior year's taxes, and includes only the municipal levy. The Final bill is mailed in June (by the end of June) with the last two instalments, based on the new Municipal, County and Education rates; it includes the municipal, County and education levies, local improvements and the garbage charge, less the interim amount. 2026 due dates: February 27, April 30, July 31 and October 30. Supplementary bills are mailed between July and December with two separate due dates. Owners on a monthly pre-authorized plan or paying through a mortgage company do not receive an interim bill.

Late payment: On the first day of default a penalty of 1.25% is added to the tax account, and it continues to be added each month thereafter on any unpaid taxes (Municipal Act s. 345). The 2026 User Fee By-law (Schedule G) lists 'Penalty and Interest on tax account arrears per month 1.25%'. Reminder notices are mailed for accounts owing more than $5.00 after each due date.

Your assessment in Lakeshore

How assessment works in Ontario

Assessed by: MPAC (Municipal Property Assessment Corporation). Valuation date used for 2026 taxes: January 1, 2016.

MPAC determines assessed values; the Town notes that, with the reassessment on hold, values continue to be based on market value as of 2016. MPAC states the fixed valuation date for 2026 remains January 1, 2016. Owners of residential property who disagree with their assessment or classification must first file a Request for Reconsideration (RfR) with MPAC; MPAC states the RfR deadline is March 31 of the 2026 property tax year, and an appeal to the Assessment Review Board can follow MPAC's decision. Separately, applications under sections 357/358 of the Municipal Act (for example fire, demolition, repairs preventing normal use, gross or manifest error) go to the Town by February 28 of the year following the tax year.
