Saskatoon compared with other Saskatchewan cities

Saskatoon's total residential rate of 1.3083% is below the 1.6768% average of the 4 Saskatchewan municipalities we cover. A lower rate does not always mean a lower bill: tax = assessed value × rate, so cities with high home values often have lower rates.

Your assessment in Saskatoon

How assessment works in Saskatchewan

Assessed by: City of Saskatoon (Assessment & Valuation), under oversight of the Saskatchewan Assessment Management Agency (SAMA). Valuation date used for 2026 taxes: January 1, 2023.

Appeals go to the Board of Revision. For 2026, the notice of appeal and fee had to be received during the 30-day Assessment Review & Appeal period, January 5 to February 6, 2026 (you did not need a 2026 assessment notice to appeal). Fees under Bylaw 7595: residential (single family) $30/property; residential condominium $30/unit; multi-unit residential and commercial $150 (assessment $500,000 or less), $500 (more than $500,000 but less than $1,000,000), $750 ($1,000,000 or more). The city encourages owners to contact Assessment first ([email protected], 306-975-3227). The 2025 reassessment value (base date January 1, 2023) is in place from 2025 to 2029.

Rebates, credits and programs in Saskatoon

All Saskatchewan programs

These programs are run by the city or the province. Eligibility is decided by the organization that runs each one; follow the links for the official rules.

  • Property Tax Deferral Program for Low-Income Senior Citizen Homeowners

Lets eligible homeowners defer payment of all or part of their annual municipal and library taxes, with four options: the full amount, $1200, $600, or only the incremental increase (which freezes municipal and library taxes while the owner remains in the program). The city says a 4% annual interest charge is added to amounts deferred under the first three options, and the program does not apply to education property tax. Deferred tax becomes payable to the city when ownership is transferred, the owner no longer lives in the home, or the property is sold. The city lists age (65+), an owner-occupied principal residence (single-family home, townhouse or apartment condominium) and a household income limit based on Statistics Canada LICO figures (2025 LICO chart used for 2026); a new application is required each year by October 31. Run by City of Saskatoon.

  • Seniors Education Property Tax Deferral Program

A Saskatchewan Housing Corporation program that gives homeowners aged 65 or older with household income below $70,000 a repayable loan for the education property tax on their principal residence. The loan is secured by a mortgage on title and is paid to the homeowner, who still pays the full tax bill to the municipality.
