Not included: utility user fees and parcel taxes, the provincial additional school tax on residential properties assessed over $3 million, and any local area service charges that apply only to some properties. Delta compared with other British Columbia cities

Compare two cities

Delta's total residential rate of 0.4052% is below the 0.4794% average of the 28 British Columbia municipalities we cover. A lower rate does not always mean a lower bill: tax = assessed value × rate, so cities with high home values often have lower rates.

2026 due dates

  • July 2, 2026

One annual payment due July 2, 2026 (Delta sets the due date as the first working day after July 1). Pre-authorized withdrawals let owners prepay next year's property taxes and flat-rate utilities by automatic monthly transfers, earning interest at the Royal Bank of Canada prime lending rate less 4%; any remaining balance is due by the due date. Owners wishing to discuss installment payments can contact the Taxation Office ([email protected], 604-946-3235). Flat-rate utilities are billed separately (2026 due date March 31, 2026); metered utilities are billed quarterly.

Late payment: 5% penalty on all accounts with outstanding balances after July 2, 2026, and an additional 5% after September 2, 2026. Delta reverses the penalty on late Home Owner Grants if the application is submitted by September 2 of the current year (or the first business day thereafter).

Assessed by: BC Assessment. Valuation date used for 2026 taxes: July 1, 2025.

BC Assessment values property at market value as of July 1 of the previous year (2026 assessments: July 1, 2025). To have an assessment independently reviewed, file a Notice of Complaint (Appeal) to the Property Assessment Review Panel (PARP); the usual deadline is January 31, and BC Assessment states the 2026 deadline was February 2, 2026 because January 31, 2026 fell on a weekend. The second level is the Property Assessment Appeal Board (PAAB), deadline April 30; a PARP complaint must be filed first.
