Does Saskatchewan have a land transfer tax? Land Titles fees in 2026
Saskatchewan does not charge a land transfer tax. Registering a transfer of title costs a Land Titles fee of 0.4% of the value of the title when the value is $6,300.01 or more ($25.00 from $500.01 to $6,300, free up to $500). On a $350,000 home the transfer fee is $1,400; registering a mortgage adds a flat fee from $200 to $1,000 depending on its amount.

How it works
Saskatchewan has no provincial land transfer tax. Changes of ownership are registered in the Land Titles Registry, which is operated by ISC as Saskatchewan Registry Services. Under section 118 of The Land Titles Act, 2000, the minister sets the fees by order and must have notice of them published in the Gazette.
The Land Titles Fees table, effective April 15, 2026, sets the Title or Abstract Transfer fee by the value of the title:
- $0 to $500: free - $500.01 to $6,300: $25.00 - $6,300.01 and greater: "0.4% of the value of the title or abstract"
The 0.4% is charged on the whole value, not just the part above $6,300. Registration of Mortgage is a separate flat fee by mortgage amount: $200.00 up to $249,999.99, $275.00 from $250,000 to $500,000, $525.00 from $500,000.01 to $750,000, $775.00 from $750,000.01 to $1,000,000 and $1000.00 above that.
Worked example: a $350,000 home has a transfer fee of 0.4% x $350,000 = $1,400. A $900,000 home costs $3,600. If the $900,000 purchase is financed with a $720,000 mortgage, the mortgage registration fee is $525, for $4,125 in these two registry fees.
Who pays and when
The fee is charged for registering the transfer, and under section 118(5) of the Act the Registrar is not required to act until the fee is paid or arrangements for its payment are made. Section 46 of the Act requires an application to register a transfer to be made to the Registrar in the prescribed manner. ISC accepts the Application for Transfer through ISC Online Services or as a paper bundle, and recommends consulting a lawyer before transferring ownership.
The official fee table, the Act and the Land Titles Regulations, 2001 do not state whether the buyer or the seller bears the fee. Section 118 also allows the Registrar to waive or refund fees, in whole or in part, where appropriate.
What value the tax is charged on
The transfer fee is based on "the value of the title or abstract" being issued. Section 31 of The Land Titles Regulations, 2001 requires an application to register a transfer to specify "the value of the title being issued", and states that the application "must be accompanied by a sworn affidavit stating the value of the title to be issued." Where several titles or parcels are transferred to the same person for one price and the parties have not allocated it, the affidavit must state the total value and allocate it between the titles.
This value is separate from the assessed value used for annual property tax in Saskatchewan. See how assessment works in Saskatchewan.
Non-residents and foreign buyers
Saskatchewan's land titles fee table has no extra fee for non-resident buyers. Ownership limits apply to farm land instead. Under The Saskatchewan Farm Security Act, the province states that individuals who are not Canadian citizens or permanent residents, and entities totally or partly owned or controlled by non-Canadians, "must apply to the Farm Land Security Board for an Exemption to acquire an interest in more than 10 acres of farm land in Saskatchewan." On April 14, 2026 the government announced a comprehensive review of that Act.
The federal Prohibition on the Purchase of Residential Property by Non-Canadians Act, in force since January 1, 2023, also applies, with exceptions set out in the Act and its regulations. Under the law as consolidated to September 30, 2026, it is repealed on January 1, 2027. See non-resident taxes.
Other exemptions
Saskatchewan has no first-time buyer or new-home reduction in its land titles fee table. Some ownership changes are charged a flat fee or a lower rate instead of 0.4%. The April 15, 2026 table lists:
- Transfer of Title Surviving Joint Tenant: free to $500, $25.00 from $501. - Title Transmission: $12.50 from $501 to $8,400, and 0.15% of the value at $8,401 and greater. - Condominium First Raise of Title, Parcel Consolidation, Parcel Subdivision, and Adding or Removing a Joint Tenant: $25.00 from $501 to $25,000, and 0.1% of the value at $25,001 and greater. For consolidation, subdivision and joint tenant changes the reduced rate only applies where at least one owner or joint tenant stays the same before and after the transaction.
The Registrar may also waive or refund fees under section 118 of the Act. For other provinces' programs, see first-time buyer relief across Canada.

Common questions
Is there a land transfer tax in Saskatchewan?
No. Saskatchewan has no land transfer tax. Registering a transfer of title in the Land Titles Registry costs a fee set by ministerial order: free up to $500, $25.00 from $500.01 to $6,300, and 0.4% of the value of the title at $6,300.01 or more. A separate flat fee applies to registering a mortgage. These are the fees in the table effective April 15, 2026.
How much is the land titles fee on a $400,000 house in Saskatchewan?
The Title or Abstract Transfer fee is 0.4% of the whole value, so $400,000 x 0.4% = $1,600. If the purchase is financed with a $320,000 mortgage, the Registration of Mortgage fee for the $250,000 to $500,000 band is $275.00, bringing the two registry fees to $1,875. A title print with registration is listed separately at $15.00 per title.
Is the 0.4% charged only on the value above $6,300?
No. The fee table sets a $25.00 flat fee for titles valued from $500.01 to $6,300 and, for titles valued at $6,300.01 and greater, "0.4% of the value of the title or abstract". The percentage applies to the full value of the title once it is above $6,300, not as a marginal rate on the portion above that amount.
What value is the Saskatchewan transfer fee based on?
It is based on the value of the title being issued. The Land Titles Regulations, 2001 require the application to register a transfer to state that value and to be accompanied by a sworn affidavit stating the value of the title. It is not the assessed value used for annual municipal and school property tax, and the two figures can differ.
